Are freehold homes heading down the same path as condos?

The condo market has been rocky for the better part of the past two years. While freehold homes have performed much differently, there may be change on the horizon. Sales volume and average price for freehold homes slid down throughout June, which isn’t unusual, but looking at the sales-to-new listing ratio (SNLR) indicates that the freehold market is also slowing. At the end of June, the SNLR was 45.3%, the lowest in more than 15 years, suggesting that new listings are taking longer to absorb.
Will prices go up, stay flat or decrease throughout the rest of 2024?
