West Toronto Market Update: The Median Went Up. Almost Nothing Else Did.

August’s numbers for freehold homes in west Toronto, and the first sign in four years that the supply side is turning.
The median freehold sale came in at $1,277,500, up about 3% from last August. But the average barely moved, which says more about what sold than about what homes are worth. The number worth watching is time on market: 21 days for the typical sale and 30 on average, the slowest August in a decade.
Underneath that, months of inventory came in below last year for the first time since 2022. Sellers are stepping back faster than buyers are.
